- Sedum plants (typically pre-grown on sedum blankets or mats)
- A thin substrate layer of engineered growing medium
- A moisture retention and filter layer
- A drainage layer
- A root barrier
- The standard BBA-certified EPDM rubber roof membrane
- 100mm of cellular insulation
- Engineered timber trusses
The full weight of a sedum roof, saturated after rain, is roughly 90 to 130 kg per square metre. That’s within the design load of our standard roof structure, which is why sedum can be fitted without structural reinforcement on our composite buildings. Heavier roof systems (biodiverse green roofs, intensive green roofs) need additional structural work.
Why sedum roofs work well in Lincolnshire
Lincolnshire has specific characteristics that make it particularly well-suited to sedum roofs.
Climate. Sedum thrives in dry, well-drained conditions with plenty of sunlight, which describes much of Lincolnshire accurately. In summer specifically, the evapotranspiration from the plants keeps the roof surface cool, reducing internal temperature peaks by 3 to 6 degrees Celsius on hot days.
Roof membrane protection. The sedum layer protects the EPDM membrane below from UV degradation and mechanical damage. While our standard EPDM roof carries a BBA-certified life expectancy of at least 50 years, a sedum-covered EPDM roof typically outlasts an exposed one by a meaningful margin.
Sound absorption. The substrate and plant layers add sound absorption that reduces both external noise entering the building and internal noise transmitting upward. This isn’t dramatic but it’s noticeable, particularly under heavy rain (a sedum roof significantly dampens rainfall noise compared with an exposed EPDM roof).
Fire performance. Sedum roofs are naturally fire-retardant compared with dry timber or bituminous roof surfaces, because the moisture content of the substrate and plants slows fire spread.

Sedum roofs are marketed as low-maintenance, and honestly that’s accurate, but not the same as zero-maintenance. Realistic ongoing requirements:
Year one. Occasional watering during dry spells while the sedum establishes. In our experience, roughly 40% of Lincolnshire installs need supplementary watering in their first summer, particularly on south-facing roofs.
Ongoing. Annual inspection and light maintenance, typically once a year in late spring. This involves removing any wind-blown weeds, checking drainage outlets, and refreshing any bare patches where sedum hasn’t taken.

Planning considerations for sedum roofs in Lincolnshire

When a sedum roof isn’t the right choice
Worth being honest about the situations where a sedum roof genuinely isn’t the best option:
- Heavily shaded gardens. Sedum needs at least 4 to 6 hours of direct sunlight per day to thrive. North-facing garden rooms under mature tree cover typically struggle to establish sedum successfully.
- Very steeply sloped or awkward sites. Sedum works best on flat or gently pitched roofs. Steeper pitches are technically possible but require additional retention systems.
- Budget-constrained builds. If the choice is between a smaller garden room with a sedum roof and a larger one with a standard EPDM roof, the larger footprint usually delivers more day-to-day value.
- Buildings where the roof will be regularly walked on. Standard sedum systems aren’t designed for foot traffic beyond occasional maintenance.
What to look for in a supplier
