A bespoke garden room in Lincolnshire is a garden building designed to your specific size, layout and specification rather than picked from a fixed range of standard models. Bespoke covers everything from a non-standard footprint to fit an awkward garden, through to a fully custom internal layout with specific doors, windows, roof style and fit-out for a particular use. Properly built bespoke garden rooms in Lincolnshire typically cost £15,000 to £30,000 fitted, depending on size and specification, and take the same 3 to 4 days to install on site as a standard build once manufactured. What “bespoke” actually means
The term gets used loosely, so worth being specific about what can be customised.
Size and footprint. The most common form of bespoke. Standard models come in fixed dimensions; a bespoke build is made to whatever size your garden and use case need, within structural limits. This matters for gardens with awkward shapes, tight access, or specific space constraints.
Layout. Internal configuration, including partition walls to create separate rooms, positioning of doors and windows, and dedicated zones for different uses within one building.
Roof style. Choosing between a flat roof, a gable roof for extra height and light, or a sedum living roof for environmental and aesthetic reasons.
Doors and windows. Position, size, and type, from standard PVCu French doors through to aluminium bi-folding or sliding door systems, with slimline window upgrades and specific glazing choices.
Fit-out. Activity-specific internal specification: soundproofing for a music studio, a sprung floor for dance, kiln-capable electrics for pottery, a full bathroom and kitchenette for an annex.
Finish. Colour choice across the five composite wall options, internal finishes, flooring, and electrical specification.
The base construction stays the same across all of it: composite walls, insulated EPDM roof, quality windows and doors. Bespoke changes the configuration, not the fundamental build quality.
When bespoke is genuinely worth it
Bespoke earns its place in specific situations.
Awkward garden shapes or access. Lincolnshire has a lot of older properties with irregular plots, narrow side access, and gardens that don’t accommodate a rectangular standard building neatly. A bespoke footprint fits the space you actually have.
Specific use requirements. A golf simulator needs particular ceiling height and dimensions. A dance studio needs a specific floor and mirror layout. An annex needs a genuine multi-room layout. These are bespoke by nature because the use dictates the specification.
Maximising a permitted development envelope. If you want the largest possible building within permitted development limits for your specific plot, a bespoke build sized precisely to those limits gives more usable space than a standard model that leaves room unused.
Matching the house or setting. Some clients want the building to complement a specific architectural style or sit sympathetically in a sensitive Lincolnshire setting (a Wolds village, a conservation area, near a listed property). Bespoke colour, roof and proportion choices help.
In our experience, a bespoke build works better than a standard model for around a third of Lincolnshire clients, specifically those with non-standard plots, specific single-use requirements, or a desire to maximise space within planning limits. When a standard model is the better choice
Equally worth being honest about when bespoke isn’t necessary.
If your garden accommodates a standard footprint comfortably, your use is general-purpose (office, gym, hobby room), and you don’t have specific layout or access constraints, a standard model gives you the same build quality faster and usually cheaper. The Ashmere and Oakland models cover the most common sizes, and standard sizes scale up to 26ft 9in x 14ft 9in, which is large enough for the majority of uses without going bespoke.
Bespoke adds cost and lead time. Where a standard model fits, those are costs without corresponding benefit. We’d rather steer a client to the right standard model than sell an unnecessary bespoke build.
What bespoke costs in Lincolnshire
Bespoke pricing varies more than standard pricing because it depends entirely on the specification. Realistic ranges:
- Non-standard size, otherwise standard spec: £15,000 to £22,000 fitted
- Custom layout with specific doors, windows and roof: £20,000 to £28,000 fitted
- Fully bespoke with activity-specific fit-out (studio, annex, simulator): £25,000 to £40,000+ fitted
The base composite construction costs the same per square metre as a standard build; the variation comes from size, roof choice, door and window upgrades, and internal fit-out. Because bespoke pricing genuinely can’t fit a standard table, we quote each bespoke build individually based on the actual specification rather than a headline figure that won’t match what you receive.
How the bespoke process works
A bespoke build follows a clear sequence:
Site survey and requirements. We assess the garden, access, ground conditions and your specific use case. This matters more for bespoke than standard because the design is shaped around your actual constraints.
Design and specification. We work up the size, layout, roof, doors, windows and fit-out to match your requirements, and provide a detailed quote.

Manufacture. The building is manufactured to the agreed specification. Lead time for bespoke is typically 6 to 8 weeks from order, slightly longer than standard because each build is made to its own spec.
Installation. On site, a bespoke build installs in the same 3 to 4 days as a standard one (longer if significant fit-out like soundproofing or a sprung floor is involved). Foundations day one, walls and roof day two, doors, windows, finishes and electrics day three, snagging day four.
